Physical estates

Where space is leased and downtime is visible.

The method, applied to airports, hubs, commercial spaces and other physical estates: first an estate you can explain, then the space measured for what it is worth.

Know it

First, an estate you can explain.

  • Know what you have

Inventory and topology discovered from the equipment itself, without agents installed on it. The facts that drive a decision say where they came from and when they were read.

  • Know if it works now

Monitoring and alerting on everything inventoried.

  • Know what changed

Planned changes recorded with who authorised them and checked against what the equipment shows; work declared done is re-checked every few minutes.

  • Plan on what is really there

Projects and tasks anchored to the actual inventory, not to a spreadsheet copy.

Measure before you manage

Then, measure what is leased and how the space is used.

Leased space, against what is billed

Every month, the connection points leased to tenants are audited: which ones carried traffic, against what was billed. The gap is priced, and the statement goes to whoever collects it, as a file or through the API.

How the space is used

Footfall and dwell time by zone, hour by hour, without identifying anyone: the evidence to price space for tenants.

Where it is going

Waiting time, turned into value.

Vision: not available today

In any busy venue, visitors spend much of their time waiting: for a service, a slot, a connection. The direction is a marketplace where that moment meets useful offers from the operator and its partners, measured the same way as everything else.

Let's look at your estate together.
